If a rule is broken, the necessary violation fee will be applied to cover the costs of restoring the space or remedying the issue. - Guest Limit: The maximum number of overnight guests is 14, unless otherwise agreed. Only individuals listed on the reservation may stay overnight. Please inform us prior to check in if you wish to have any additional guests. All daytime visitors must leave by 8pm at the latest, to avoid disturbance of our neighbors and extra fees. Max number of cars for parking: 4 cars. We do not allow more than 4 cars to park in our driveway. No street parking is allowed per county's rules. ***Any unauthorized additional overnight guests/ daytime visitors beyond our maximum occupancy (14 people) without our approval will result in $250/ per person, and will risk being asked to check out with no refund. ***Good Neighbor Policy: Quiet hours are from 9 PM to 9 AM. Do not gather around the pool, the outdoor dining area and the fire pit area after 9PM. A noise monitor is onsite to help maintain respectful noise levels, especially during quiet hours (9PM-9AM). If the noise level is detected to be over 55dbA, the host will reach out to the guest and ask guests to reduce the noise. Do not trespass on neighbors' properties, disturb the neighbors or ring their doorbell. If anything goes onto a neighbor's property, let us know and we'll get it back. - Please book if you’re the main guest who will stay in our house. You must be 21+ to book our house. Do NOT have someone else book for you. ID of the main guest who booked the house will be required to share a photo ID after reservation is confirmed. Security deposit may be required, all rights reserved by the host. - Parties/ Events: Not allowed, unless agreed otherwise. Events including birthday/ anniversary/ baby shower/ bachelorette celebrations. Please kindly inform us prior to your check in if you are going to have an event at our property. An event fee may apply, which we will request via the airbnb app. For events (if approved by us), NO fireworks, NO glitter, confetti within or outside of our property. Do not use scotch or masking tapes for any wall decorations. Only painter tape can be used on the wall. Do not bring indoor furniture outside at any time during your stay. ***Any unauthorized event/party will result in a minimum fine of $2,000, and will be asked to check out with no refund. Animals: We’re happy to welcome up to 4 well-behaved dogs ($100/ per pet) up to 50 lbs and at least 1 year of age (sorry - no puppies). Exceptions may be considered on a case by case basis and must be pre-approved by us. Dogs must be crate trained and please clean up after your dog. No cats or other animals. Any animal wastes found in the house or in the backyard within our property will be charged an additional cleaning fee of $300. Animals are not allowed on uncovered bedding or furniture. We can provide blankets for use on beds and furniture, if requested. House linens and blankets may NOT be used as pet bedding. ***Any unapproved/ undisclosed animals (emotional support animals or Service Animals) without communication with us prior to booking will result in a fine of $250 per animal. - Smoking, vaping, and drug use are not allowed anywhere on the property, both indoors and outdoors. We kindly ask guests to step off the property if they wish to smoke or vape, or to wait until they are in a public area. ***If cigarette butts are found anywhere on the property, including inside the house or in the backyard, patio, or pool areas, a $500 fine will be requested. ***Do not leave food and drinks unattended in the outdoor area such as the outdoor dining table and fire pit area. No food and drinks stay outside overnight. - No “airbnb” outside service providers (chief, personal trainer, photographer, massage therapist, etc) are allowed on this property, unless approved by the host. Additional fees may apply based on individual scenarios. - The pool is not fenced in and we ask that you DO NOT leave children unsupervised in the backyard. - Pink 🍦room: The pink slide is only for kids 8 years old or younger. No teenagers or adults should use the pink slide 🛝. If the slide is found damaged or broken by an adult/ teenager guest, a replacement fee of $800 will be requested by the host. - Grill Use: Please do NOT use charcoal in the grill under any circumstances. Using charcoal will damage the grill, resulting in costly repairs or replacement. Failure to comply with this rule will result in a fee for the replacement cost. - Propane: Kindly close the propane tanks after use. We do not supply propane but if there is an empty propane at our property, refills are available at the Walgreens 5 mins away. When bringing an empty propane tank to exchange, it cost 50% less than buying a brand new tank. - Early Check in and Late check out without our approval will be subject to a penalty of $50 per every 30 mins. - During your stay, if there is anything that does not work or broken or do not meet your expectations, please communicate with us by letting us know so we can address them accordingly to ensure an enjoyable stay for you and your guests. - Don’t Touch the Tech Please don’t move, cover up or disable any security cameras, smoke detectors, or noise monitors. If it smells like smoke or cigarette butts are found in or out, we’ll need to charge a $500 cleaning fee. - Animals must be communicated and approved by us prior to arrival. We have a fee of $100/per animal per stay. 4 dogs max. Dogs only, no other animals. Undisclosed animal fee is $250 per animal. Animals are not allowed on uncovered bedding or furniture. House linens and blankets may NOT be used as animal bedding. Excessive fur on furniture or bedding may incur additional linen fees of $200. Any animal wastes in the house or in the yard within our property lot will be charged an additional cleaning fee of $300. Your animal must be with you at all times, they cannot be left unattended in our home, unless crated.
